General Partner Responsibilities
  • Our General Partner (GP) creates value through refining core system competencies and strategic outsourcing. The GP's network of engineers, architects, builders, developers and brokers are responsible for the design, engineering, development, renovation, construction, acquisition and management of portfolio assets. The GP assembles, syndicates, creates, diversifies and leverages internal and external resources to extract value from each element in the process. The GP functions in several capacities for the partnership:
  • Selects superior projects presented by developer candidates for equity participation
  • Supervises project management of budget and timelines for all improvements
  • Reviews daily developer responsibilities including build-to-plan, maintenance, marketing, user management, code inspections and administration
  • Negotiates terms and conditions of loans to developers
  • Reviews customary legal, security compliance and summary reporting
  • Manages the sale and disposition of property in accordance with terms of agreements
  • Negotiates and sources capital necessary to acquire, improve and manage real property assets
  • ECF has established strict, rigorous investment criteria for every investment considered by the partnership.
  • As fund manager - the GP is the "Gatekeeper" for the partnerships investments.
